The transaction brings the three-story medical office building in Timonium to 100 percent occupied. </p>
<p data-beyondwords-marker="df0d4581-cf2e-4e27-8414-5f19f8dac0df"><span style="margin: 0px;padding: 0px">Clearway</span> leased 6,400 square feet <span style="margin: 0px;padding: 0px">on the ground floor of the 24,800-square-foot building and an additional 4,100 square feet on the second floor. Vice President Henson Ford and Real Estate Advisor Dylan Bozel with <a href="http://www.mackenziecommercial.com" target="_blank" rel="noopener">MacKenzie Commercia</a></span>l Real Estate Services represented the landlord, and Ben Brooks of Lee &amp; Associates | Maryland represented the tenant in this lease transaction.</p>
<p data-beyondwords-marker="fcab9e0a-05af-4e20-8c25-f7217022e335">“Medical office buildings are in high demand, particularly in the suburbs,” said Ford. “Over the past several years, we have seen major medical centers, hospitals and physician groups open secondary facilities in high-visibility retail centers to leverage locations near major population centers and take advantage of highway proximity and free parking.”</p>

Argus, LLC, operating as WOW Payments, has expanded its footprint at 40 Exchange Place, doubling its total space from 2,595 to 5,368 square feet. The merchant services provider initially moved into the building in 2016 and has now extended its lease to occupy additional space on the fourth and seventh floors. </p>
<p data-beyondwords-marker="7ee294b7-1afa-4715-b2c8-9b232f4bc35f">Spiro Harrison &amp; Nelson, LLC, a litigation and dispute resolution law firm, has signed a new lease for 2,125 square feet on the 14th floor, previously occupied by another law firm. Additionally, Dovetail Investment Group, a financial services firm, has secured 3,469 square feet on the 6th floor, previously occupied by Berkman Funding. </p>
<p data-beyondwords-marker="4a3e3c73-7529-4fc8-8ccd-9b8d103d065d">Allen Gurevich, senior managing director of GFP Real Estate, represented the owner, 40X Owner LLC and the tenant in the transactions. Masha Dudelzak of CBRE represented Spiro Harrison &amp; Nelson. </p>
