New 485-Bed Housing Project Slated for ASU


Aptitude Development is breaking ground on The Marshall Tempe, a student housing project near Arizona State University.  Located at 1031 E Apache Blvd, The Marshall Tempe will welcome Sun Devils for the Fall 2026 semester.

Designed by BKV Associates (Architectural) and CHA Consulting (Engineering), the project features 485 beds. Aptitude removed a 72-room hotel occupying the site and will replace it with a seven-story mid-rise.

Residents will have access to amenities, including:

  • A pool.
  • Study lounges.
  • A cold plunge and sauna.
  • A gym.

The Marshall Tempe will be Aptitude’s 11th ground-up development. The company has over 10,000 beds planned throughout the country. 

ASU had its largest enrollment class ever in 2023, with more than 144,000 students between online and in-person classes across all its campuses. In-person enrollment broke 80,000 students for the first time in the school’s history. 65,000 are undergrads, 15,000 are graduate students. 1/4th of the student body lives in on-campus, university-affiliated housing.
